Leasing a car or house in Islam

QUESTION:
I want to know if leasing a car on a personal contract purchase is halal/haram. You pay a deposit upfront and you pay monthly installments for a contracted length of 2 or 3 years. You are the registered owner. At the end of the contract you can either give the car back, pay a final payment and keep the car or exchange the car for a brand new one. Please advise

Convert price into installments i.e EMI’s (Equated Monthly Installment) - If the price is fixed and you are buying from the owner and there isn’t any way that the installments would increase more than what was agreed upon initially, this is permissible. (website)
